Pricing & Estimates
How much does pressure washing cost in Eastern NC?
The price depends on the size of the area, the surface and how much buildup is on it. A single driveway costs less than a full house wash with a roof soft wash. We give a free written estimate before any work starts, so you know the exact price and there are no surprises.
How much does it cost to have your house washed?
House washing is priced by the size of the home, the number of stories, the siding type and how much algae or mildew is present. A one-story vinyl home costs less than a three-story home with heavy growth. Request a free estimate and we will send an itemized written price.
Is the estimate really free?
Yes. Every estimate is free with no obligation. Send your details through our quote form or call 252-402-9868. For many homes we can price the job from photos, and larger or commercial properties get a quick on-site look so the written price is accurate.
Do you offer discounts for bundling services?
Bundling several services in one visit usually costs less than booking them separately, because we travel and set up once. A house wash, roof soft wash, gutter brightening and driveway cleaning together is a popular combination. Your estimate lists each service so you can choose what to include.
Soft Washing & Methods
What is the difference between soft washing and pressure washing?
Soft washing uses low pressure and a cleaning solution that kills algae and mildew, so it is safe for siding, roofs and painted surfaces. Pressure washing uses higher pressure on hard surfaces like concrete and pavers. Most properties need both methods, used on different surfaces.
Is soft washing a roof safe for asphalt shingles?
Yes, when it is done at low pressure with the right solution. The Asphalt Roofing Manufacturers Association warns against high pressure on shingles because it strips the protective granules. A roof soft wash kills the algae that cause black streaks, and rain rinses the rest away over the next few weeks.
Will pressure washing damage my vinyl siding?
High pressure can crack vinyl panels and push water behind them, which leads to hidden mold. That is why we never pressure wash vinyl siding. We soft wash it at low pressure with a cleaning solution, which removes algae and mildew safely and keeps the clean looking fresh for longer.
Can you remove orange rust stains from siding and concrete?
Yes. Orange stains from well water irrigation and fertilizer are iron deposits, and bleach-based cleaners will not lift them. We use a rust remover made for siding and concrete. Results depend on how long the stain has been there, and we tell you what to expect before we start.
Homeowners
How often should you pressure wash your house in Eastern NC?
Most homes here look their best with a wash every 12 to 18 months. Homes near the water, under heavy pines, or with shaded north walls often need it yearly because humidity feeds algae. The best time to book is after spring pollen season ends in late April or May.
Do I need to be home during the cleaning?
No. Many customers are at work while we clean. We need access to an outdoor water spigot, windows and doors closed, and cars moved off the driveway. If you are home, you are welcome to walk the property with us at the end to check every surface.
Will the cleaning solution hurt my plants or pets?
We soak plants with clean water before we start and rinse them again when we finish, which protects landscaping. Keep pets and children inside until surfaces are rinsed and dry. Let us know about koi ponds, vegetable gardens or sensitive plants when you request your estimate.
Should I clean my deck before staining it?
Yes. Stain only lasts when it soaks into clean wood. Deck cleaning removes gray weathering, mildew and old dirt so the stain bonds properly. After cleaning, the wood needs to dry for at least 48 hours in good weather before you or your painter apply stain or sealer.
Businesses & HOAs
Do you offer commercial pressure washing?
Yes. We wash storefronts, restaurants, offices, warehouses, apartment buildings and HOA common areas. We also clean parking lots, dumpster pads, drive-thru lanes and loading docks. Work can be scheduled early in the day or on Saturdays to fit around your business hours.
Can you set up a routine cleaning schedule for my business?
Yes. Routine commercial maintenance puts your sidewalks, dumpster pads, storefront and building on a monthly, quarterly or seasonal schedule. You get consistent pricing and one vendor for every exterior surface, so the property always looks ready for customers.
Do you provide written bids for HOA boards?
Yes. HOAs and property managers receive a clear written bid that lists each area, such as entrance signs, clubhouses, pool decks, sidewalks and mailbox kiosks. That makes board approval simple. We can also break the work into phases to fit your budget cycle.
